Mom Condo Security Setup

Objective

Set up privacy-first home security for Sarbjeet Chhina’s condo in Brampton: an indoor camera at the unit entrance, a smart lock, and a doorbell camera, all on Apple Home with HomeKit Secure Video, with local copies of footage and no vendor lock-in. Finish state: everything installed, she can use it from her iPhone without help, and I have shared access from NJ.

Context

Mum asked for cameras (unit entrance plus one bedroom). Requirements that shaped the choice: data privacy, cheap or no subscription, local access to footage, no lock-in, and nothing I have to administer remotely. Ring and Nest failed the lock-in and local-storage tests (no RTSP, cloud-only, subscription-gated). Reolink/Tapo plus Frigate passed but needed a homelab node at her place. Apple Home with HKSV plus Aqara hardware passed everything: end-to-end encrypted clips in iCloud, microSD and RTSP on the cameras, one app, iCloud+ at a couple of dollars a month.

Decided on a single indoor camera to start, entrance only, for privacy reasons; the G350 can be moved if a bedroom view is ever needed.

Approach

  1. Mum orders hardware (done 2026-09-09: G350, U400, G410, 512GB and 128GB SanDisk High Endurance cards).
  2. Prep remotely before delivery: confirm prerequisites, condo rules, door measurements.
  3. When it arrives, walk her through Aqara app and Apple Home setup over a call. Try the physical installs ourselves first; call a locksmith or handyman only if the deadbolt swap or doorbell mount is a problem.
  4. Add me as a household member in Home; verify remote live view and notifications from NJ.

Next Actions

Blockers to resolve before delivery:

  • Apple TV 4K (Ethernet model) was NOT in the order. Without a Home hub there is no HKSV recording, no remote access, and no Thread border router for the lock. Order one or confirm she has a HomePod.
  • Confirm her iPhone 17 Pro is on iOS 27 (needed for HKSV above 1080p; UWB unlock on the U400 works on iPhone 11 or newer).
  • USB-C wall adapter for the G350 (not included in box).
  • Email the property manager: is a doorbell camera on the unit door allowed (it records the common hallway)? Does the corporation need a copy of the new lock key on file?
  • Measure the door: 2-1/8” bore, 2-3/8” or 2-3/4” backset, door thickness within roughly 1-3/8” to 2-1/4”. Confirm the existing deadbolt throws smoothly by hand.
  • Confirm an outlet within ~6 ft of where the G350 will sit at the entrance.
  • Router check: 2.4 and 5GHz available; set up a guest or IoT network for the cameras.

Setup day:

  • iCloud+ 50GB on her Apple ID (covers one HKSV camera).
  • Create Aqara account, add G350 in Aqara Home first, then add to Apple Home (this order avoids the common pairing failure).
  • Insert 512GB card in the G350; set SD recording to 2K, motion with pre-roll (switch to continuous only in Away mode if wanted).
  • Insert 128GB card in the G410 chime unit.
  • HKSV: Home mode stream only, Away mode record; enable face recognition.
  • Update U400 firmware on day one; enrol fingerprint, set keypad code, add Home Key; keep one physical key with Mum, send the second to me.
  • Invite me to the Home; test live view, doorbell press, and unlock from NJ.
  • Create device entries under Atlas/References/Devices/ for the G350, U400, G410 once installed.
  • Calendar: swap the 512GB card in ~2 years (High Endurance rating at 2K continuous).

Notes

  • HKSV live view and recording were capped at 1080p since 2019; iOS 27 lifts this to 4K on compatible cameras, pending vendor firmware. Every G350 review predates that.
  • HKSV is event-only with a 10-day history; the microSD card is the continuous or long-term copy. Live view in Home does not need iCloud+.
  • Pan/tilt does not work from the Home app; use the Aqara app for that and for 4K live view. Live view, SD recording and HKSV are independent streams, so 4K live / 2K SD / HKSV can coexist.
  • G350 supports Matter 1.5 but Apple has not enabled Matter cameras yet; it connects via standard HomeKit today. The Matter camera path currently works only with SmartThings.
  • G350’s Thread border router is Thread 1.3 without TREL; keep the Apple TV as the primary hub.
  • SanDisk 40,000-hour rating is at 1080p: roughly 4.5 yrs at 1080p continuous, 2 yrs at 2K, 1 yr at 4K, far longer on motion-only.
  • U400 is battery (USB-C rechargeable, months per charge), full deadbolt replacement, ships with two physical keys. G410 is Wi-Fi only, no SIM; its microSD goes in the chime unit.
  • Ring Indoor Cam Plus (Nov 2025) is 2K, which I initially missed; it still has no local storage or RTSP.
  • Review-site heuristic: RTINGS for measurable things, named journalists (The Verge, Tom’s Guide, Wirecutter) for judgment calls; treat Security.org, SafeWise and SafeHome as affiliate spec aggregators. Read plan pages yourself for anything with a subscription.
  • Time: research started ~5 PM on the subway home, decisions and ordering done by ~8 PM. Longer than expected; most of the time went to re-scoping after each new constraint (subscription OK, then no admin, then Apple hub) rather than the initial comparison. Next time, pin the constraints first.

2026-09-09 Apple Home + HKSV + Aqara over Ring/Nest

  • Status: decided
  • Context: Needed privacy, local copies, no lock-in, no ongoing admin. Mum has an iPhone and I can act as a household member remotely.
  • Decision: Aqara G350 camera, U400 lock, G410 doorbell, all on Apple Home with HKSV; Apple TV 4K as hub.
  • Alternatives considered: Nest Cam Indoor + Nest Aware (best alert AI, total lock-in); Ring Indoor Cam Plus + Ring Home (cheapest, 180-day history, FTC history, no local storage); Reolink/Tapo + Frigate (cheapest with exit ramp, needs a box I maintain); UniFi Protect (fully local, $500+); eufy E30/S350 (2022 privacy scandal, S350 has no HomeKit).
  • Rationale: Only option meeting all four constraints with a single app. Cameras keep microSD and RTSP so the hardware survives leaving Apple.

  • Rationale: 4K dual lens, Matter 1.5, HKSV confirmed by reviewers, Thread border router next to the door for the lock, physical lens shield. About $70 CAD more than the G3.
